Mansfield is located just east of the M1 some 15 miles north of Nottingham and 30 miles south of Sheffield. Within 2 hours of the town are located virtually half of England's consumers and the bulk of its industrial output. Mansfield is well served by the major road network (M1/A1/A38/A60) and for further afield East Midlands Airport is 27 miles, Birmingham Airport 63 miles and the Humber Ports 79 miles.
The town has an ancient history - its market charter was granted in 1227 and Sherwood Forest is on its doorstep. The town's excellent retail and leisure offer is complemented by big city facilities in nearby Nottingham and there are houses to suit everyone's taste.

The Millennium Business Park is located 1.75 miles to the north west of Mansfield and has frontage to the A617 Chesterfield Road. Access to M1 Junction 29 is 5 miles via the A617 and Junction 28 7.5 miles via the A6075 and the A38.
The site is green field and is both close to labour and yet has an attractive outlook over open fields on two sides. The total site area is 18 hectares (45 acres) with 14.57 hectares (36 acres) net developable. There is outline planning permission for B1, B2 and B8 use and principal infrastructure is now in place. Serviced plots are available from 0.2 hectares (0.5 acres) to 4 hectares (10 acres).
The development, which is being progressed by Mansfield District Council and EMDA, has been carefully master planned and is supported by high quality infrastructure and landscaping. Estate roads and site roads are being constructed to adoptable standards. Disposal of the land shall be on the basis of a 999 year Ground Lease with a nominal peppercorn.
